Window Film installed at 1968 Wyandotte St. E Windsor

Windsor Window Imaging recently completed an energy-saving window film installation project at 1968 Wyandotte St E, a two-story commercial building in Windsor, Ontario.  The building, owned and operated by the Rosati Group, has commercial office space tenants and two popular restaurants, The Grand Cantina and The Twisted Apron. With over twenty years of successful collaborations with the Rosati Group, Windsor Window Imaging was the natural choice for this significant project.


The Challenge

The building faced several critical challenges that needed to be addressed to improve tenant comfort and operational efficiency:

  • HVAC Inefficiency: The existing HVAC system struggled to maintain a comfortable temperature, prompting consideration of an expensive system upgrade. A financial analysis revealed that installing window film would be more cost-effective and less intrusive.

  • Solar Control and Aesthetics: The building required a solar control window film to make minimal aesthetic changes while maximizing heat reduction, cost savings, and comfort. The film was essential not to alter the building’s appearance and allow pedestrians to see inside the restaurants.

The Solution

Windsor Window Imaging recommended and installed 3M Prestige 70 window film, a cost-effective solution that provided the tenants with the maximum solar control benefits without causing reflections. This solution met all the requirements for aesthetics, heat reduction, and visibility while also being a financially wise choice.

Installation Considerations

This project included installing window film on the exterior of the windows, which required monitoring and planning around the weather. 

Because of the high traffic, especially near the restaurant entrances, careful consideration was also given. To avoid disrupting operations, the installation team started early in the morning to finish high-traffic areas before the restaurants opened. The patio area, which was busy during the summer peak season, was prioritized. 

Additionally, the project required a scissor lift to reach higher windows, requiring stringent safety measures. Construction zones were set up to ensure a safe environment for pedestrians and staff, demonstrating our commitment to safety during overhead work.

The Results

The installation of the 3M Prestige 70 window film brought significant benefits. A team of three installers effectively covered 1725 sq ft of glass across 96 windows in just two days. The film reduced heat, making the interior more comfortable for office tenants and restaurant patrons and lowering energy costs by reducing heat gain. Furthermore, it preserved the building’s aesthetic appeal, allowing clear restaurant visibility.

Overall, the Rosati Group commercial building project was a resounding success. It enhanced comfort and energy efficiency while maintaining the desired aesthetic look.
